Design often comes with the need for meeting Site Development Requirements. We offer pre-purchase site analysis as a Client Representative in coordination with Owners and Realtors in order to best define property potential and ultimate goals. Services include Land Development Review, Zoning criteria examination (with alternative options identified), Neighborhood Association pre-approvals (as possible), Deed Restriction research including governing body limitations, if any. Feasibility Studies and Schematic Designs are offered prior to purchase to insure Client needs can be met.
Land Development Analysis: Definition of what is allowable on a site including impervious cover requirements, conditioned space
allowances, drainage, septic, etc......
Construction / Zoning Preview: Identification of City of Austin Permitting and Lower Colorado River Authority requirements.
Feasibility Study: Allowable amendments / demolition / new construction based on Building Code.
Neighborhood Association Parameters and / or Deed Restrictions: Oftentimes this mandates a schematic plan for review with the
Measured Drawings: Documentation of existing structures when plans are not available or upon planning an addition and / or renovations.
Variance Application & Presentation: Based on hardship and / or existing conditions, a variance provides the Owner with the ability to deviate
from the City Code.
Permit Application & Expediting: We are comfortable and cordial in dealing with the various bureaucratic entities.
